Free tenant-led resource

WA Rental Move-In Condition Companion

A free, eight-page tenant-led review, evidence and return communication kit to use beside the prescribed Form 1 Property Condition Report in a Western Australian residential tenancy.

Free means free: no newsletter, account, email address or personal information is required. The button above downloads the PDF directly.

Use the Form 1 review period well

This companion helps a tenant plan the move-in review, compare the premises with the supplied report, connect written differences to labelled evidence, return the marked report with a calm cover message and preserve the ingoing record for later use.

This companion is not the Property Condition Report. WA regulations prescribe the information in Form 1. Use this kit beside the supplied Form 1; it does not replace, shorten or alter that form or its applicable return period.

What is inside

Why it is genuinely useful

A camera roll alone can be difficult to match to a room, item or written description months later. This kit creates a simple chain from the supplied entry, to the tenant's factual observation, to the evidence file, returned documents and delivery record. It also keeps condition disagreements separate from repair requests and urgent safety action.

For related practical help, use the WA Rental Repairs Record Pack, read the guide to reporting rental damage or adapt the calm tenant email guide.

Preparing to leave? Use the WA Rental Bond Handover & Evidence Pack for your final inspection and bond evidence.

Privacy-conscious by design

The blank download contains no personal information. Working copies encourage a privacy-safe property reference, relevant evidence only and restricted access to images of a home. Keep original media and metadata separately from edited or compressed working copies.
